Buyers and Sellers

Buyers Information

In North and South Carolina, when you are buying real estate you may find it very helpful to have a Charlotte Realtor or a realtor in the area to assist you in this most important process. The good news is the seller typically pays their commission or fee so it’s normally a FREE service for a buyer. Now that that’s been said, please realize there are several benefits (other than getting it for FREE) and reasons why someone buying a property in North and South Carolina should consult with a Buyer’s Agent. Here’s a brief list of why you should use a Buyer’ Agent:

  1. A Buyer’s Agent has to provide you with ALL material facts (that you may not know to look for) that would influence your decision to making a buying decision.
  2. A Buyer’s Agent MUST promote your best interests, be loyal to you and follow all of your lawful instructions
  3. A Buyer’s Agent will help you find a suitable property at a price and terms that are acceptable to you
  4. A Buyer’s Agent will help you with all of the contracts, negotiations, and help you arrange financing
  5. A Buyer’s Agent must also maintain confidentiality with you on all personal and financial matters that you would not want a seller or anyone else to know.

There are several other great reasons to use an experienced Buyer’s Agent when buying Charlotte Real Estate. Please contact me if you would like to learn more and talk about working together on your next real estate purchase.

Seller Information

If you are selling real estate in North or South Carolina, you may want to “list” your property for sale with a real estate firm. If so, you will sign a “Listing Agreement” allowing the firm and the specific Agent to be your Seller’s Agent. From there it’s your Agents responsibility to help you find a Buyer that is “Ready, Willing and Able to” purchase your property.

There are several reasons as to why you may want to list your property versus trying to sell it on your own. Obviously the downside is there is a cost to you for the Realtor fees. However, the other side of the coin is much less attractive. For Sale By Owner’s or “FSBO’s” have statistically proven that they are successful in actually selling their homes and getting through the closing approximately 2% of the time. That means they fail 98% of the time they try to sell on their own.

That said, the next time you decide to sell a property, consider these advantages that a Professional and experienced Realtor should bring to the table.

  1. They will help you advertise and market your property through various means and at their cost.
  2. They will help you negotiate with any Buyer to get you the best possible price and terms on the sale of your property.
  3. They will help you accurately price your property and provide you with all necessary forms, contracts and disclosures that you will need to sell your property.
  4. They will promote your best interests, review all documents and offers with you.
  5. They have to promote your best interests, be loyal to you , follow all of your lawful instructions and provide you with ALL material facts that would influence your decision to sell.

These are just a sampling of reasons why you should consider working with an experienced Charlotte Realtor to help you sell your home. There are many, many more reasons that I would be happy to talk with you about if you are interested in learning more or would like to work with me the next time you need to sell a property.
